The Past Year

For the past year and a half, Add Ventures, inc. has been trying to work out an arrangement with the previous owners and their bank to purchase the BOSS. We're very disappointed in the bank's decision to abandon negotiations and put the building on the auction block.

But, while this is certainly a setback, we haven't given up. We have dedicated all funds we have been using on the infrastructure to the purchase of the building, and along with pooling our own resources, have started two separate funds:

Our Hopes for the Future

Our plans are first and foremost to complete the purchase of the building this year, which will finally free us up to work on our goals for the BOSS. Here's what you can expect to see at the BOSS over the next year - Slow but steady progress! We have a lot of work to do in order to get the building ready for the public. Please be patient with us as we tackle the following major repairs.

  • Plumbing : We have to install a new plumbing system throughout the building. The Fire Hoses are not connected and the lines that were attached to the bathrooms and janitor's closets are not working. We also are aware that several of the drains leak. 
  • Heat : The BOSS has no central heating or cooling system. The air cooling unit and the boiler were decommissioned some time ago and previous owners have disassembled and removed parts of these units for scrap. We have been told that neither the cooling unit nor the heating are salvageable and both will need to be replaced.
  • Asbestos Removal : We will be hiring a professional asbestos removal company to inspect and remove or seal if necessary all areas where the asbestos insulation was removed.
  • Electrical : We hired an electrical contractor to rewire the meter/convert the electrical input from 3-phase to single phase, which will allow us to re-install public electricity, since the previous renters had discontinued electrical service. The electrician explained that much of the building will have to be rewired.
  • Roof : Although we have been patching the roof through the past year, new leaks continue to spring up as fast as we can patch. Accordng to a roofing professional the roof is long overdue for replacement.
  • Floors : Long-term leaks of ruptured pipes and roof leaks have caused extensive buckling and warping of the hardwood floors and erosion of the plaster. Almost every room in the building, including the gym/auditorium, has water damage that will need repairing.
  • Zoning : We will be working with the Planning Commission and the Saranac Zoning Administrator to obtain the necessary permits and variances so we can open the building to the public, since the building is currently in a MDR-2 zoning area: which only allows for 2 residences on the property, and only residential/home businesses.

While we are fully aware of all that must be done to bring the BOSS back to life, we consider the effort well worth it, and are looking forward to being part of the Saranac community, once and for all!
